They seemed to be geared towards active agents/brokers. The consistent investors who I work with develop their own contract forms (some programs offer standard forms). My best advice is to go to an attorney who specializes in real estate to help draft an amendment to your current contracts or a new contract which spells out how you see your status.

I have
been in the real estate industry nearly two decades, ten of that as a broker. This past July I found a course that details how to purchase homes on an “Option” and/or assign them thru privately held 7 day auctions. As a licensed broker, by utilizing the teachings of this course, I would have been in violation of my fiduciary duties. I struggled for two months with the decision to either allow my license to become inactive and move forward with the investment strategies, or to try and tough it out in this market. After contacting TREC on two occasions to clarify my status, I decided to take a gamble on this new strategy and I jumped ship. Now I am in a situation where I have a market reputation for being a Real Estate Broker, but I am not interested in listing or selling homes the traditional way right now. Are you aware of any Disclosures that might exist that would disclose to the clients that I
am not acting as a realtor/broker, but as an independent investor??? Any help with be appreciated!!
