Most roofing inspections are performed by roofing contractors; however this may not be the best idea for the homeowner. Their interest is to sell you a new roof. A home inspector can only provide you with his service, which is to inspect the condition of the roof. By Texas law, we cannot work on a roof which we have inspected (or any other part of your home that we have inspected) for one year. An inspector’s interest is to give you the best options and the information you need to make a wise decision. These options may save you a good deal of money. A roofing contractor’s goal is to sell you on his product and service.
On one of my inspection jobs, the homeowner was surprised when I told him that I needed to go into the attic for a roof inspection, because no one else who had come to examine his roof had done this. He had insurance adjusters and roofers come out before me. It is easy to walk on a roof to look at a shingle that is missing to say that needs to be fixed, but you also need to look at what supports that shingle, which is the sheathing. Sheathing can only be seen from the attic. You could go the route of having a thermographic inspection to give you more detailed views of the problem; however, this useful procedure can be expensive, and a standard inspection will point to many of the same clues.
